Terms of Service.

1. Agreement

By using the Yuniyo platform, its resident experiences, its white-label variants, or the yuniyo.com website (“the Service”), you agree to these terms. If you are using the Service on behalf of an organisation — a developer, an association, a society, or a committee — you confirm that you have the authority to bind that organisation to these terms.

For your region (Estonia), the contracting entity is GRAHMUR OÜ, registered in Tallinn, Estonia.

2. What the Service is

Yuniyo is a residential community platform spanning the full life of a building — pre-handover buyer communities, handover-day workflows, and the everyday operations of apartment associations, housing societies, and resident welfare bodies (voting, maintenance, payments, announcements, meter readings, amenity booking) — plus the Credit layer that turns rent and maintenance payments into a real, portable financial record.

3. Accounts

You are responsible for keeping your account credentials secure and for everything that happens under your account. Notify us immediately if you suspect unauthorised access.

Board, committee, and developer-admin accounts carry elevated permissions and should be protected with the same care as any administrative system login.

4. Acceptable use

You agree not to:

• Use the Service to violate any applicable law
• Misuse resident data — the platform is for the operation of a building, not the construction of marketing lists
• Probe, scan, or attempt to compromise our infrastructure
• Reverse-engineer the Service, or copy it to build a competing product
• Upload malware, spam, or unlawful content

5. Payments

Paid plans are billed per unit, per month, in the currency of your market. Invoices are issued at the start of each billing cycle. Payments made through Yuniyo (maintenance dues, rent, white-label subscriptions) are handled by regulated payment partners — Razorpay in India, SEPA providers in Europe, and the local equivalent elsewhere. Payment terms from those partners apply in addition to ours.

6. Availability

We target high availability but do not guarantee uninterrupted service. The Service is operated with redundancy, backed up daily, and monitored continuously. Scheduled maintenance is communicated in advance whenever practicable.

7. Your content

You keep ownership of the content you put into the Service — messages, votes, documents, photos. You grant us a limited licence to store, transmit, and display it strictly to operate the Service for you. We will never train third-party AI models on your content.

8. Our content

The Yuniyo platform, resident experiences, designs, and brand are ours. White-label partners get a limited right to re-brand the surfaces they deploy to their residents — but the underlying platform, code, and know-how stay with us.

9. Confidentiality

If we share commercial terms, roadmap details, or pre-release access with you, treat it like we treat yours — confidential by default.

10. Termination

Either party can end the relationship with reasonable notice. On termination we export your data in a portable format and delete our copies after the statutory retention window expires.

11. Liability

To the extent allowed by law, our aggregate liability under these terms is capped at the fees you paid us in the twelve months immediately preceding the event giving rise to the claim.

We are not liable for indirect or consequential losses, including but not limited to lost profits, lost business opportunities, loss of data, or loss of goodwill.

12. Changes to the Service and these terms

We ship new features, retire old ones, and occasionally update these terms. Material changes are emailed to account admins at least 30 days in advance. Continued use after the change takes effect means you accept the new version.

13. Governing law

These terms are governed by Estonian law. For customers in the EU and the rest of the world (outside India), GRAHMUR OÜ is the contracting entity.

Disputes are heard by the courts of Harju Maakohus, Tallinn.
