Yuniyo is the software platform for residential buildings. Developers hand over new projects on it. Boards and associations run their daily operations on it. Residents use the interface their building runs through. One platform, from the pre-handover contract through handover day, into every year of community life that follows.

We deploy Yuniyo for residential developers planning their next project and apartment associations ready to leave spreadsheets behind. Every rollout starts as a pilot with clear success criteria, then becomes the building’s standard operating platform.

Why we are building this

The software around residential housing has fallen behind the rest of the economy. The single largest purchase most people will ever make is still coordinated on spreadsheets, WhatsApp groups and paper ballots. The fallout is a market where developers can’t keep a relationship with the buildings they hand over, boards can’t produce clean records without heroic effort, and residents can’t take part in their own buildings without friction.

We started Yuniyo to make the fundamentals of residential life — payments, votes, records, communication, handover — infrastructure-grade across every market we enter. Not a prettier feed. Not a cleverer notification. The work underneath.

We started Yuniyo after watching the same pattern play out across markets: a residential building with a 30-year operational life, run on software designed for none of it. The developer has one tool, the board has another, residents are on WhatsApp, and nobody owns the continuity.

The work we wanted to do was the dull, compounding work — voting that satisfies the law, payments that reconcile, records that hold up in year 25 — served to three very different audiences through one platform. That platform is what Yuniyo has become.

How we work

Four principles we build against.

One building, one platform

A building is one continuous thing. The contract signed in 2025 is the same unit inherited in 2065. The software that runs it should have that kind of memory.

Residents come first

If residents don't keep coming back, nothing else about the platform matters. We measure every feature against that one standard — and cut the ones that fail it.

Local by default

Law, language and convention differ by market. Yuniyo respects local frameworks rather than flattening them into one global model. A German association and an Estonian association are not the same institution.

Infrastructure, not features

Voting quorums. Payment reconciliation. Auditable records. When this work is done properly, it disappears — and the building runs quietly for thirty years. That’s the goal.
